I’m a rehabber among other things, and I get so annoyed by “wholesalers” sometimes. Actually, they aren’t wholesalers. They are anti-wholesalers and they suck! I know that sounds harsh, but it's true.
So many beginner real estate investors want to make some “easy money” by wholesaling product to me without listening to what I need and what my business model is.
Like just last week….
I had a guy reach out to me telling me how awesome his deal was. After asking for the address for the subject property, I checked the MLS and, suprise suprise, the house was PENDING and was listed for the price that the ANTI-WHOLESALER was trying to “wholesale” the property to me for! He had got it under contract with an agent and then was trying to assign the contract to me for the SAME PRICE as it was listed on MLS.
Ha!
Words fail me….Like I don’t have access to MLS deals myself?? Not only that, but as a real estate professional for the past decade, wouldn’t you think I’m pretty darn good at negotiating my own deals on the MLS?
Look, if you're just getting started. Awesome. But PLEASE!!! Don’t drink the koolaid of “easy deals” on the MLS and try and wholesale these “deals” to rehabbers! Trust me. Want to LOSE FRIENDS and NOT INFLUENCE PEOPLE? Keep bringing them MLS deals, and you will find that you are a running joke in the rehabber community.
So what do you do if your just starting out?
Forget the MLS, forget using a real estate agents. STOP IT! Meet with a rehabber. Ask him questions. How can you, the new wholesaler in town, HELP HIM GROW HIS business. Who bloody cares about YOUR business? Nobody cares!!!! The rehabber sure doesn’t. What does he care about? HIS BUSINESS. If you help HIS business, do you think your business will grow??
(The answer is YES, just in case you were wondering.)
Stop being irrelevant and annoying. Quit going to the MLS. Quit going to Craigslist, Zillow, FSBO sites. STOP IT! Those are ON MARKET DEALS that (guess what?????) a fix and flipper can find WITHOUT YOU!
Solve problems for the rehabber by giving them OFF MARKET deals you got the old fashioned way through marketing to off market motivated sellers! Trust me. If you do this, you will be the BEST friend of your local rehabber.
